Nick Dawson Regional Partner
Having spent his early years living in SW London and Surrey, Nick was educated at Sherborne School in Dorset before subsequently graduating from Royal Holloway College (University of London) in 1996, Nick moved into property after starting his career as a shipbroker in The City.
Nick has worked for high profile, corporate real estate firms and smaller independent niche companies. After a decade in the residential sector, Nick gained further experience working in the UK and European markets for both commercial and investment property as an asset manager and acquisition surveyor for investment funds. He returned to the residential sector in 2004 where he successfully ran a number of offices in Central London and the City. After a brief spell in Mallorca, Nick joined Garrington in the Summer of 2010 putting his varied experience to good use sourcing properties for private clients.
Over the many years conducting searches on behalf of private client’s across London, Nick has also built an extensive knowledge of locations outside of central, particularly in the village areas of London and would now be recognised as a true expert in these markets with his comprehensive knowledge of how to source and acquire the most unique homes.
Nick lives in southwest London with his family and their dog Basil. He has a very keen interest in cooking, food and wine, particularly Italian cuisine and his love of Italy and regularly plays competitive tennis.
James Rawes Regional Partner
With a career in residential property spanning over 30 years, James has seen most of what the market has had to offer. Starting out in agency in Berkshire and Surrey in the late ‘80s, he moved up to central London in the mid ‘90s, selling flats and houses in St John’s Wood and Notting Hill. This prepared him for a long stint in South Kensington and Chelsea, working for two of the premier agents in the area. Then, in 2003, James was offered the opportunity to run the Block Management arm of a Chelsea agency. For 3 years, this demanding but ultimately rewarding role taught him more about property and leases than he had learnt in the previous 15 years. Although this added a number of strings to his bow, ultimately the pull of the market was too hard to ignore. When the chance to work for one of the most highly regarded Buying Agents came up, in what was at the time, a young industry, James grabbed the opportunity.
In 2006, James joined Garrington and has never looked back. The firm’s dedicated and forensic approach to property search is ideally suited to his methodical and professional standards. With the extensive experience he is able to bring to the role, Garrington’s clients can be assured of access to a deep and varied knowledge base. Indeed, during the 13 years that James has been a Property Advisor, his clients’ searches have taken him from the Prime Central areas of London to the up and coming postcodes south of the Thames, the trendy districts east of the City, to the media hangouts of north west London and to the popular family areas of the west and south-west.
James lives in south-west London close to Richmond with his wife and three children. He has done so for 20 years and is always going on about how lucky he is to be able to walk, run or cycle in the 2000 acres of Richmond Park while being a short distance from the capital’s attractions.
He can be found zipping about on his moped, often the first to respond to an agent’s nod about a new home to the market, previewing, analysing and informing his clients about their next property purchase.
Rex Chalmers Regional Partner
Rex started his career selling computer solutions with training from the likes of IBM, Microsoft and Hewlett Packard. In the early 90’s he entered the residential property market where he developed a strong interest and appreciation for architecture and interior design which became a passion.
Over the years he developed his skills matching people to property, often helping clients realise minor alterations and extensions can create their dream home.
Rex rose through the ranks becoming a director for some of the UK’s leading agents and established and grew his own Estate Agency that had great success until a change in direction was needed.
With a well-regarded track record of helping buyers access to exceptional property across South West London he quickly became recognised as a buying advisor in this area.
Listening to a buyer and their priorities is the key. Some will be flexible in the search and others require the finished product. There is a dedication to finding the correct solution for clients that Rex does not tire from.
